ATTACHMENT D Major Maintenance List for Priority Buildings April 30, 2026 Shown on the following pages is the major maintenance list for the priority buildings which was referenced in the April 9th Council memo. In general, this list captures major electrical, mechanical and plumbing maintenance. Items on this list range from near failure to planned replacement. Items presented here are things with a high degree of confidence in needing replacement in the next six years (ending in 2032). Costs are based on experience replacing similar items in other buildings. The majority of items shown below represent infrastructure and do not account for things like, paint, flooring, carpeting or compliance issues like Americans with Disabilities Act (ADA) requirements. Depending on what large scale capital projects move forward, some of these costs may be avoided. For example, if Age Well West (AWW) moves to the North Boulder Rec Center in the next 2-3 years, then the systems could be kept running long enough to avoid most of the $2.7M major maintenance cost listed. Conversely, if this project does not advance these investments will be necessary to maintain operations of the facility for a longer undetermined amount of time.
